NOTICE OF PUBLIC HEARING ON ZONING AMENDMENT
The Lyme Planning Board will hold a public hearing on Thursday, January 10, 2008 at 7:00 p.m. in the Fire Station Training Room at the Lyme Fire Station, 24 High Street, Lyme, on amendments to the zoning ordinance proposed by the Planning Board.
The Planning Board has proposed amendments to numerous sections of the zoning ordinance, which would have the effect of:
· Changing the definition of “lot” to provide for the demerging of certain lots in common ownership that were merged prior to March 31, 2007 and to add a new section establishing the procedure for their demerging;
· Amending Section 3.27.1 to include wetlands shown on the National Wetlands Inventory on the Town’s maps;
· Deleting all references throughout to “conditional use approvals” and change conditional use approvals to site plan approvals;
· Amending Section 4.53 to clarify that a driveway cannot be more 1000’ from the class V or better road that provides access to the lot, except that a special exception may be granted for a longer driveway in certain circumstances;
· Providing that fire structures are a permitted use in the Steep Slopes, Agricultural Soils, and Ridgeline and Hillside conservation districts;
· Amending Appendix E to delete all wells except the Dowd’s Inn well on the map detailing the 400’ well protection zone;
· Deleting the special exception requirement for joint parking;
· Rearranging the order of the subparagraphs in Section 10.40; and
· Amending Section 4.46B so that any required zoning easement is not required unless and until a subdivision occurs.
